A former monastery building in Reimlingen, Bavaria, is currently being progressively developed into a versatile quarter. A central component of this transformation process is the addition of stories to the building section known as the “Old Printing House.” Within a few months, new apartments were created here using serial timber construction. The project exemplifies how existing building structures can be sustainably developed while simultaneously creating urgently needed living space. At the same time, it highlights the potential inherent in the further development of historical building fabric. This creates additional living space without sealing new land. <\/p>\n\n

District Development in Historical Stock<\/strong>The approximately 2.5-hectare site of the former monastery of the Mariannhill Missionaries is being converted into a district with various uses. In addition to new apartments, local supply facilities and medical services are also being established here. A total of 43 apartments were realized in the “Old Printing House” section of the building. Of these, 23 units were created as a two- to three-story extension, entirely in timber construction. The serially manufactured components were pre-produced under controlled conditions and then assembled on site. This significantly reduced construction time. The project combines historical building structures with new forms of living and carefully expands the existing stock with additional space. <\/p>\n\n

Serial Timber Construction for More Living Space<\/strong><\/p>\n\n

The modules for walls, ceilings, and the roof were prefabricated in the production hall and then placed on the existing building structure. The high degree of prefabrication enabled precise construction processes and reduced emissions on the construction site. For extensions to existing buildings, structural integrity, building physics, and fire protection play a central role and were considered early on. Timber construction offers advantages: its low dead weight relieves the existing structure and simultaneously allows for flexible floor plans. <\/p>\n\n

Collaboration as Key to the Success of the Construction Project<\/strong><\/p>\n\n

The extension was realized by Schlosser Holzbau, who prefabricated and assembled the components. In total, over 775 tons of CO\u2082 were permanently bound in the wood. A natural larch cladding characterizes the exterior appearance of the new floors. <\/p>\n\n

In addition to apartments, the district development also includes other uses such as a bank branch, a medical center, an outpatient care service, and a self-service supermarket. Several of these facilities are already in operation, with further construction phases planned for additional apartments and commercial units. The project demonstrates the potential of adding stories to existing buildings: serial construction methods shorten construction times, conserve resources, and create additional living space without sealing new land. <\/p>\n\n
