In a closed session, Cologne City Council made a fundamental decision for the school landscape in the Nippes district. On the approximately 10,000 m\u00b2 site of the former Strunk car dealership on Neusser Stra\u00dfe, the urgently needed fourth secondary school location for the district will be built. <\/p>\n\n
Mobility concept included<\/strong><\/p>\n\n The ambitious construction project comprises a modern school complex as well as a triple sports hall with a total gross floor area of 15,487 m\u00b2. With direct access to the Neusser Stra\u00dfe\/G\u00fcrtel stop, the project focuses on consistently sustainable accessibility in the urban environment. In addition, 248 bicycle parking spaces are included in the planning to meet the requirements for contemporary, environmentally friendly mobility. <\/p>\n\n The investor model: Long-term partnership<\/strong><\/p>\n\n For implementation, the City of Cologne is breaking new ground and is relying on a public-private partnership with RBL Schulbau GmbH. The investor will deliver the building turnkey and lease it to the municipality for a fixed term of 30 years. <\/p>\n\n Budgeting for costs in advance<\/strong><\/p>\n\n With an initial price per square metre of \u20ac29.90 and indexation to the consumer price index, total costs over the contract term amount to at least \u20ac200.1 million. After the 30 years, a notarised purchase option secures the city\u2019s ability to transfer the property fully into municipal ownership. <\/p>\n\n Moving out of the interim container solution<\/strong><\/p>\n\n The urgency of the project is acute. The new secondary school already began operations in August 2024 in a temporary container facility in Toni-Steingass Park. As capacity there is severely limited, completion of the new building is contractually fixed for no later than May 2031. In final full operation, the school is expected to accommodate around 850 students.
